Adjustable Rate Mortgages

A 30 year fixed rate mortgage is not always the best
choice! According to the National Association of Homebuilders, the average homeowner lives in their
home 13 years before selling. In addition, the typical homeowner refinances their mortgage several
times over the length of time they own their home. This is why an Adjustable Rate Mortgage (ARM) is
an appropriate choice for the majority of homeowners.
An adjustable rate mortgage (ARM) with the Campbell & Fetter Bank is not your
typical ARM. We offer ARM's with initial fixed rate periods from 1 to 5 years, based on
amortizations from 20 to 30 years. Our ARM's offer the fixed rate protection that most
homeowner's want with all the advantages and flexibility of an adjustable rate mortgage.

Government Mortgage Loans
We offer
USDA*, VA*, and FHA fixed rate mortgage loans that offer you the security of locking in a low fixed
rate for 15 or 30 years.
Government loans offer lower down payments and more flexible qualifying criteria
than conventional mortgage loans. Although well suited to many first time home buyers, government
loans are not limited to first time buyers.
- No down payment for qualified USDA* and VA* buyers, 3.50% down for qualified FHA
buyers

Although we will assist you and be your lender from the application to the closing,

Construction Loans

Campbell & Fetter Bank can help you build the home of
your dreams with our hassle free construction loans. Our construction loan is a separate temporary
loan that is combined with any of our permanent conventional mortgage loan options. This 2 step
process gives you the opportunity to re-adjust your loan amount prior to converting to your
permanent financing.
Our construction loans offers many advantages to you:
- Interest only payments during the construction phase
- Although there are 2 closings, we charge only one set of closing costs
- Six months to get the construction phase completed, longer terms available as
needed

Mortgage FAQs

What terms do you offer on your
mortgages? Fixed Rate: Loans terms 5 years to 30 years Adjustable Rate: Loans terms
from 5 years to 30 years with an initial fixed rate period from 1 to 10 years. Construction: 6
months
What are the rates? Please contact your local office for
current rates
Is a down payment required? For purchases, the minimum down
payment for a conventional loan is 5%. For government loans, USDA and VA loans require no down
payment and FHA loans require a 3.50% down payment. Whenever the down payment (or equity for
refinances) is less than 20%, private mortgage insurance (PMI), also referred to as mortgage
insurance premium (MIP) for government loans, is required.
What are the closing costs? Our closing costs are very
competitive and cover the origination charges, appraisal, credit report, flood determination, title
work, recording fees, etc. Because costs can vary depending upon the type of mortgage and whether
the transaction is a purchase or a refinance, please contact your local office for specific closing
cost information.
Do you require my property taxes and insurance to
be escrowed? In general, we do not require escrow accounts to pay property taxes and
homeowners's insurance for any of our loans, except for the following:
- All government loans
- Fixed rate mortgages greater than 15 years with a down payment (or equity in the
case of refinance) of less than 20%.

Can I get "pre-qualified" for free? Absolutely! We
offer FREE pre-qualifications to all mortgage loan applicants. If you authorize us, we will also
provide a pre-qualification letter direct to your realtor. Please contact your local office for
more details.
How do I get started? There are several ways to get started. You can call your local
office and either apply over the phone or set an appointment to apply in person. If you prefer, you
can download an application from our website and fill it out yourself or ask us to email you the
blank forms. For security reasons, we do NOT recommend that you email a completed application to
us, unless we assist you with our encrypted email service. Of course, you can always fax it to any
of our offices or bring it with you to your appointment.
In addition to an application, the following standard information would also be
required:
- 1 month of the most recent paystubs for all borrowers
- Last 2 years of W-2's for all borrowers
- Last 2 months bank statements from all bank accounts
- Most recent 401k, IRA, or other investment account
- Government issued photo I.D.
- Purchase agreement, if applicable
If you are self-employed, we would also need the
following:
- Last 2 years personal federal tax return
- Last 2 years corporate or LLC tax returns, if applicable
- Year-to-date income statement and balance sheet
Not all of these documents are required to obtain a pre-qualification. Please
contact your local office for a complete list of the required documents for your specific situation.
